Frank Manzer & Associates is project oriented, concentrating only on your assignment until completion. We strive for ultimate efficiency by focusing on communication, coordination and competency. We serve our clients on a first come, first served basis.

In 36 years, we have acquired experience with a wide variety of property types ranging from a local apartment study to a conservation easement or a sawmill appraisal in another state. We have a reputation for performing detailed research. Naturally, this research prepares the foundation for supported analyses that are reasonable, understandable and result in an accurate opinion of value. We prepare our reports on a non-advocate basis only and make every effort to provide a reasonable opinion; however, we do not guarantee acceptance by others.

Our travel territory is generally within 1 day's drive of our office (500 miles). We also maintain a network of other appraisers who support our efforts and provide local economic data.

Frank Manzer is a native of Hot Springs, Arkansas where he worked in residential construction during summers and weekends while attending high school and college. Graduating with a Bachelor's degree in physics from Henderson State College in Arkadelphia, Arkansas, Frank began as a chemical field engineer. He went on to work through the ranks of a local financial institution to become Chief Appraiser. He also worked for appraisal firms in Texas holding positions as Chief Review Appraiser, Senior Appraiser and eventually Chief Appraiser. Frank Manzer has contracted over the years for services as a Consultant, Independent Fee Appraiser and Analyst. Since 1990, he has been providing feasability studies, appraisals and consulting services primarily of specialty properties in the southern United States.

Frank is a former Associate Member of the Appraisal Institute Faculty and has served as the chairman of both the Building Projects Review Committee and the Civic Center Building Review Committee for the City of Hot Springs, Arkansas. He was a member of the first Urban Valuation Delegation to the countries of Russia and Latvia sponsored by People to People International and the Appraisal Institute in the summer of 1993; being just one of thirty-seven United States professionals invited to aid the Russian and Latvian governments with the privatization of their real estate.

Qualified as an expert witness in several Circuit, Chancery and Bankruptcy Courts, Frank has conducted appraisal assignments and reviews in 69 counties covering eight states.

Our Services

Our focus in real estate appraisal is the accurate development of a Highest and Best Use estimate. We are convinced that this is the key to accuracy when forming our opinion of value. Often it is a simple problem to solve; however, we specialize in the more difficult assignments.

All of our work complies with the Uniform Standards of Professional Appraisal Practice (USPAP) but we also complete appraisals under the Uniform Appraisal Standards for Federal Land Acquisitions (Yellow Book). We perform economic studies for proposed developments and re-development of existing properties as well as Use and Demand studies. Often we provide expert witness testimony and real estate investment counseling.

Our Business Valuations focus on determining if the business should be valued as a "going concern" or in "orderly liquidation". In September of 2002, we began providing valuation services to the wood products industry. Our efforts have resulted in appraisal reports that, to the best of our knowledge, are unmatched in the United States.

Generally, we provide our services to lenders, developers, attorneys, accountants and various governmental agencies. The majority of our work is performed on properties within the state; however, we also travel outside of Arkansas, primarily in the southern United States.
